Our PROCESS

Pre-Construction Meeting  We will meet with you to discuss your selected house plan, or to even help make a final decision on which plan to use. Once a plan is selected, we will discuss the changes that you wish to make to the plans, to personalize your home. We can help make suggestions as to style, design elements, and we will try to understand how you use your home on a daily basis, so that you get maximum usage of the available space. We will also go over all the amenities that you want: granite, hardwoods, trim, outdoor kitchen, porches, and much more.

​    Then we will meet at your lot to discuss how your home will sit on the lot, and what, if any, issues would affect its location. Things like the lot slope, any observable rock, water runoff, etc. All things that need to be addressed to be sure your home is in the perfect spot.


Completing the Estimate Once we have completed our Pre-construction meetings, we will proceed with determining the Estimated cost of your home. We have a      selected set of subcontractors and suppliers that have proven that they understand the quality that we require to be on our team. They     also understand what “Custom” means, and are more than willing to work with us on making your home just like you want it. 


Pricing Approval When the estimated cost is complete, we will then meet again to go over all the final pricing, making cost changes where     required. We are one of the few custom builders who will use a “Firm Lump Sum Contract.” Meaning, once we agree on a final price, you won’t owe any additional amounts unless you make cost changes to the agreed upon amount. Once a final contract price is approved, a contract will be issued and signed by all parties.


Bank/Lender/Appraiser We will work closely with your lender and provide them, and the appraiser, with any information they need to complete the closing process. We have an excellent working relationship with many lenders in the area and are happy to help you in your lender selection if desired.
   
During Construction We are personally on your job every day. We will schedule meetings with you, on site, weekly or as needed during the construction process. During construction there are always small things that pop up that you wish to change or modify. Not a problem. We will work with you on these changes, and if there is a cost to implement the change, we will give you the price before doing any work. Again, you are in control of the final cost of the home.   

Job Closeout Once your home is substantially complete, we will have a walk-through of your home with you to go over any outstanding items, and to also create a punch list of items to corrected. Once completed, your home is ready for you to move in.
